Texas also has some of the worst unplanned developments and soulless suburban sprawl and endless traffic into pedestrian unfriendly cities like Dallas. Its not so bad in places like Arlington but for the most part except for a few places its shit and that salary you see will be eaten up buy the never ending tolls and utilities you pay down there.
On the flip side SF is so expensive because of the opposite reason. You have intense NIMBY pressure (not so much in SF proper) to not build to density in the surrounding counties especially heading down silicon valley. Because of this there has been no relief to deal with the growth there because people are terrified of sky scrapers for whatever dumb liberal reason.

Texas is an odd state.
It's reliant on an oil economy for most of it's history and it's also been a mecca for jobs when factories up north shut down.
Texas since the 80's grew very fast in a short amount of time. So, suburbs popped up and never stopped popping up. This and contractors following contemporary designs lead to the worst city design in the history. Houston is probably the best example of how not to build a city.
California currency should not be equitable to the American dollar.
If each state had their own currency, CA currency would be highly inflated and millions of CA dollars would be pennies to nearly every other state.
