Theres a lot of reason millenials arent buying homes and raising kids but it mostly seems to revolve around ignorance over how relatively easy it is to buy a house and keep up with a mortgage, rootlessness (thinking you may move to a different city in a few years), and assuming a lot of stuff about having babies that isnt true such as them being super expensive and you needing a 3000 square foot house to raise 2 kids in.

Just an example in my country? No stable jobs available, no turnover, with this recession most of enterprises are looking to cut personnel and not to hire new ones, so no money to buy it and so banks give you no money to buy it cause you can't give them enough stability to show you can surely pay them back.
Even if you have a stable work, bank want more, so you have to use as guarantee (garanzia) you house you want and someone else have to sign to support you and use its house too (so you potentially give the bank 2 houses to buy 1, wow)...
Even of you want to do it, you have to look out for a good house, cause prices are very high in cities, like 500k euro for a big house (like american one, so you have enough space for 3 kids, garden, covered car shelter or garage, etc), or you can go somewhere near a city but outside and you can find a big house for 300k, but watch out for troubling ones, most of them are old...
So the main question is another one: why I need to do all of it? I need it? Why I have to kill myself working 10h a day to repay for the house and not put in trouble who signed to guarantee for me? I will barely enjoy my house and see my kids that way...

I assumed buying a house was impossible unless you're rich, until a friend of mine went and actually did it. Now everyone in my friend group owns a home, and we all did it before our 30th birthday.

Im still deciding if I want to rent an apartment or buy a little condo for myself. There's a lot of potential issues with condo's that are kind of putting me off. As for an actual house? Would love it. Don't have the 400k it would cost however.

Relentless heat, rain, snow, we have it all.

These things scare away big money from the region, which keeps the standard of living cheap and the culture relatively uncucked.

True but , you can back up 40-50k€ for doing all the electric / heating / plumbing / insulation / dry wall / paint and , flooring for a little 20k€. if you put 10k€ in a good heating system such as solar heating pannel / multi wood boiler and 2 huge water tank.
If not well even with standar electric convector your shouldn't be up 12k€ by yourself, and months of work.

Me and my girlfriend bought an apartment recently. It's a very nice and pretty new one with a big yard, pretty decent location . Well enough to raise a kid. It's one that I believe to be very populair when we will eventually sell it. We rented it first for like a year but our landlord had to sell it for financial reasons. But our renting contract made it impossible for the landlord to throw us out before 2021, so he had to sell it to someone who would keep renting it to us. Obviously it was way easier and faster to sell underhand to us, but this way we cutted out atleast 8% of the price he would be able to sell it to the market. We payed 235k euro for it which is a great price and the only reason we bought it ( we had no intend to buy yet).

Two important things to note is that it will take 4 years of paying mortage before we start profiting according to our bank, this because our downpayment was around 30k (0 in house, only costs and taxes) which is money litteraly throwed away. (To the state mostly) and you have to take into account that it takes a while before you've saved this back by paying off the house. In our case I don't really think it's completely true though since I'm pretty sure we can sell it now already for like 255k (estimated by official estimation)

Also, if me and my girlfriend split it will be harder to split. Good thing is we don't share our financiels and bought and payed everything 50/50.

We would't have bought if it wasn't for the good circumstances. I still believe renting is more comfort, flexibilty, and even in the long run might be a more profitible options for most. If you can save the money you have in surplus and invest a decent amount of it in a index fund or something.
