Just for the members, a corner with a TV/Beamer and PS4 / Xbox or even some quick placed tables for PC/laptop gaming sessions if there is enough room.
It should be a place for everything you need to "make it", some place for /sig/.
Socialicing is a very important part to create a community.

I get that but your joint would be inner city, where young people live. Space is rare and expensive.
Imo, a sort of cafe with healthy bewerages/food, books, enough room for laptops and a TV, quiet, cool and cosy, and behind that you got your gym. It's a project I can see working.
