Subtract taxes, living expenses, cost of children and their college and living expenses, and you will see that you will still never have enough money to retire. The moment I gave up all hope was when I realized that over the course of a ~25 year mortgage the interest amounts to roughly the same price as the house itself. So if you buy say a $400,000 home you end up paying approximately $400,000 in additional interest on top of the $400,000 principle and unless you catch the market at a low there's no guarantee your home will even appreciate enough to offset that interest rate over those 25 years. Not to mention you build almost zero equity during the first 5-10 years of a mortgage, so if you're in it for financial/profit reasons you're entirely dependent on a booming market to inflate prices so you can sell at a nice profit. Whole system's completely stacked against our generation.
