I work in real estate in a similarly shit city to detroit, most of the $1 houses have thousands of dollars of liens/taxes owed on top of the cost of the property.

What they dont tell you is most of these houses have squatting niggers and junkies sleeping in them, by selling them for 1$, the city offloads the cost of dealing with them to the buyers.

Former Detroit (suburbs because I'm rich and white) resident here.

There are a few issues with investing in property in Detroit:
1. Black people steal. I had a friend try it and he put in new appliances, new kitchens, new everything. Made the house shine. But even before he could list it, it was robbed bare overnight.
2. No one wants to live in Detroit because of black people. Even if you buy a house for $5,000 and put $10,000 in work and try to sell for $20,000, no one wants to live there.
3. Property tax and back taxes. it's already been explained from here 4. The 'flipping' market is oversaturated and also more difficult because of the weather. It's fucking cold as shit in the winter and all your renovations would need to be in the inside (or during summer for outside)

Now, on the FLIP side, there are places that are more 'white trash' than just straight up blacks. Livonia, Redford, Westland are all pretty ghetto, but not "Walk down the street and get robbed" ghetto. Invest in those areas if you want to flip or invest.

My prediction is that autonomous vehicle software development will shift into the midwest since we (in Detroit) have the land and infrastructure resources in place to facilitate the production of the actual autonomous vehicles.

This, an addition to the oncoming water crisis will poise Detroit and other midwest cities near the Great Lakes to become urban centers for current tech giants such as Google and Apple as they move away from Western United States due to drought and housing concerns. Those houses have been sitting there, forever. If there was a way to profit from them, people would have been doing it already. You're buying land (because the houses are teardowns) nobody wants, in a literal warzone/wasteland. There are blocks that were torn down over a decade ago, sitting there. The city stopped providing electrical power to the streetlights there, because niggers were stripping the copper wires in them, and they can't afford to replace them.
Even if you rebuild, your only rental market is Section 8, who will destroy the property. If you attempt to live there, and you're not black, you will be robbed, taxed out of town, or killed.
There is no investment in Detroit real estate, except possibly in the Muslim areas, and even then, there's not much action there.
You'd literally be throwing money away. You might as well take your money, get actual stacks of bills, go to one of the houses, and set it on fire, because it's the same result. Don't worry about getting in trouble, because the fire department usually doesn't respond to house fires in that area, which is why there's so many burned out houses.

Here’s a non meme answer, user. There is plenty of opportunity in Detroit, but you need to do your homework.

If I’m being completely honest your safest bet is to find a house north of downtown near the university. Less crime and you’ll at least have students renting.

You’ll need to find the right contractors when you rehab the place. There’s a shortage of tradespeople in Detroit, and most of them are scammers or completely clueless. I know a guy who worked on renovating a small building on Woodward and his contractors ran away with $60k. (If anyone is desperate for income and doesn’t mind relocating, you can EASILY make six figures doing a trade/fixing houses).

Buildingdetroit.org has some good homes. I recommend going through them.
