It might also be a historic building and you might have a very long application process to do anything to that house.

Not only are they more robust, but they are more beautiful. The insulation sucks, but if a house stood for 100 years it's likely to stand for another 100. They are are constructed with thick timber sourced locally, and often from old growth.

The 50's and 60's are the sweet spot, mostly the 50's. They built a ton of ranches and bungalows to sell to soldiers returning from WW2 with VA loans. You can do a lot with them when you want to renovate.

Absolutely, homes with crawlspaces that were built in the 80's are all wrecked. I just did a transaction on a 200 year old house that still had the original piers and joists.

you can build whatever style you want, im just telling you as it is when it comes to houses that are decades old. there are a lot of problems that are associated with them. the most noticeable problems are the uneven floors when the foundation settles, engineering and survey standards were not as stringent as they are today.

not to mention asbestos, oil tanks and lead paint. if you insist on buying an old timer, you are probably going to need not only a home inspection but a structural engineering report. not to mention an electrical and plumbing inspection.

no, that is absolutely not true. if the foundation is standing it does not mean it's 'fine'. you need an engineers report. the first signs of foundation problems are slooping floors, horizontal cracks by windows and doors, uneven crawl spaces. and I assure you, all houses that are 70-100 years old, im being generous, will have slooping floors to some degree. whether or not it is a serious foundation issue or just moderate settling, you can't tell until you get an structural engineer to survey it.

depending on where you live and the robustness of your city planners, new houses have significantly fewer foundation problems then an old timer.

It's a common misconception that Realtors just open the houses and show them. I spent 90% of my time on the phone with attorneys, inspectors, general contractors, exterminators, landscapers, and lenders.

You don't need a license to have an AirBNB but you need one to be a license. You have to sign up for a course, it's usually about 300-400 bucks. Take the course, then pass it and you are eligible to take the federal and state test. Take those tests, pass them, and then get your license. You are now an inactive real estate agent. To become active as a new agent you will then need to find a brokerage. Stay away from Keller Williams, those guys are fucking retarded. Shop around and find a good one. Then you need to join the Multiple Listing Service...this one is expensive, runs about 2k a year for membership. Then you want to join the National Association of Realtors. Next up prepare to starve for 6 months while you're getting your first clients.
