I'm getting nervous - I've worked my ass off for four properties. I'm in a low cost of living part of the nation and keep them rented for ~ $500 a month.

Wondering if I should convert 25% of my net worth to cash.

what are the notes on them like, ARMs? what's your debt to equity? if you own them outright and there's good prospects for the area to have at least stable demand from a vacancy level perspective it might not make sense to sell. but you might not want to be highly leveraged. go with your true gut though nobody really knows whats gonna happen. if rates go up all else equal prices will go down so it is a battle of the impact of rates vs the local evolution of your market.. I'm sure if you worked your way to that point you are going to be able to decide better than anyone else.

Hopefully my parents croak and I get all their shit before it all crashes and turns to dust

It is 2 ARMs that I want to get redone under a home instead of investment loan (as soon as a tenant moves out).

I have about 270K worth of real estate and owe 70K

Not interested in gold, silver or crypto. In a full blown recession people sell off everything to begin with.

I have about 30K worth of bitcoin hedged on bitmex that I planned on converting back to bitcoin. I trust crypto more than metals.

Gold miners leveraged, and raytheon, siemens, etc, also anything that does government security shit. Deleverage from stock/realestate if you're american, and definitely DO NOT TOUCH ANYTHING GEARED. UNLESS IT IS GOLD OR MILITARY SUPPLIER.
