putting up cheap signs everywhere about how you buy any house, buy ugly houses, etc. very fast and in cash. look at the house and determine a value in its current condition and potential value. lowball the shit out of anyone that calls and don't buy unless you can get it far below market price (i.e. the people are senile, resent their kids and just want to get out, want absolute minimum hassle). I don't do this btw I just know it exists. Their game is a numbers game where basically they just advertise as much as possible and lowball the shit out of everything and the 5% that end up doing it they make a shitload of money on very fast. there are probably already people doing this in your area though

Maybe buying mudhuts in Central Africa or forest property, but certainly not investing in construction and housing property let alone flipping homes or rent. You rely on subventions from governements 2000% in debt to stay in a profit and your segment are people on gibs who earn merely enough to buy food.

This is probably the best explanation. The biggest secret is to get the place cheap. But the hurdles don't end there. Even getting a good contractor is a big issue since the best ones are always super-busy. Also, all the profits are paid in short-term capital gains, which is harsh. Oh, and unless you are a realtor, there's always a steep commission to be paid during a sale.

And it's risky. Things can sit on the market for months to years, eating away at your profits.

Just getting a rental is really much less stressful in my opinion.
