focus less on high yield and more on div growth. but if you're going high yield, make sure its a company that's safe (FRT, O, PBA, STAG, MAIN, STOR, DOC, DLR, IRM) and not some shit stock who's yield is unreasonably high compared to the other financial fundamentals

Over the long term the index goes up not individual stocks you can conceivably fuck up and baghold shit into eternity like AMD which only began recovering from 2000 levels this year.
