This. I have 8 apartments, i live in one and rent the other 7 out for over $8k/month. Expenses related to the buildings are about $4k/month. So i clear $4k and live for free.

I am doing it. There is no going back now. Seriously, the number one thing everyone told me is that you literally just have to not listen to anyone nay-saying and just power through the first couple years of being shitty. And I am rolling into investing asap anyways. I just want to see the process a bunch of times so I will be more confident on the investing side. I have a comfy living arrangement and crypto fortunes to survive off of until I start making commission money. But yeah, I am for better or worse, totally comitted to trying it out at least for a few years and then re-evaluate. It's a risk, but I am not going to be another casualty of wage-slaves and anonymous internet people nay-saying me prematurely.

If you have advice though or something constructive to say, I am listening.

My first duplex i bought almost entirely with borrowed money. I borrowed half from bank, half on a loan from the seller, ended up having to spend about $10k out of pocket to cover some closing costs and materials to fix up some stuff. Started in 2015.
