we don't predict bubbles, we report opinions of value using historical data. In my area though over the past 2-3 markets have started cooling off more than I've seen in my short career of ~3 years. That's probably healthy as interest rates have gone up and the preceding 2 years was an absolute bonanza for sellers as prices were rising across the board. I would look at trends in underwriting standards as one important area that seems to impact bubbles more than others. In 2006-2008 loans were being given to anyone with a pulse and some people without one

The great thing is that you don't have to do actual nursing anymore. You can even have employees for administration if you want to do minimal work.

that's what he does, I mean both the personal and the people they care for, there's separate ways of doing this and over here those employees are heavily stressed because there is so much work and so few people. He treats them fair, but they have a hard job I think.
