Then we have the typical person asking can I see the house? But havent been pre qualified. Then theres the absolute douches who lowball so hard you start questioning how sane that person is. Ive only been an agent for about 5 months and haven't sold anything. Any tips on what I can do to be successful? I just want to sell one house, just one to motivate me, I spent so much money already and work a side job but I literally have no interest in pursuing being a wageslave. This. I bought my first house with Redfin several years ago when the market was relatively slow. It was easy and I got a great deal on the house. I sold it and bought a new house last year in the middle of a very frenzied market. I went with a traditional realtor because everything was getting multiple offers and I thought I'd need someone with some inside info on how to negotiate in that kind of market. I ended up getting a decent deal on my new house and getting a good price for my house but I'm pretty sure I would have bought and sold at the same prices had I just gone with Redfin or some other discount broker and then I would have paid half the commission or less.
That literally your job as an agent. To filter out the waste of times from the serious people. That why you request a pre qualification or bank balance before you show a potential client anything.

Hunt through FSBO listing sites, houses that have been listed for a while and haven't sold, call them and visit them in person. Prepare an advertising plan and explain to them exactly how you will sell their house and what you can provide that they alone can't. Sell yourself.
Obviously not everyone will welcome your presence, but having thick skin and being able to handle rejection is part of the job.
My brokerage also have monthly list of recently expired listings and FSBOs compiled with contact number through a company called TheRedX.
Most first time home sellers tend to be delusion about what they can actually sell their house for, that why they can't sell their house. Prepare a CMA for them and bring them down to earth.

Unironically become attractive and gregarious. These are the two most important keys to being likable. And people trust(and buy from) people they like.
There a lot of different ways to be attractive, such as physical appearance, confidence, being funny, being enormously successful, etc. Any self-help book will tell you this.
Gregariousness is knowing how to talk to people, knowing how to approach, being able to lead a conversation(or be a leader in general), picking up on social cues, etc. Some of this is purely confidence, which comes from success. But most of it is a learned skill. Even if you are shit at being social, all you have to do is pretend you're a social butterfly when you're around people, and that's half the battle.
These are literally the keys to sales. Actual knowledge is like 2% of the fight.

Who said anything about showing the statement to the seller's agent? When someone come to you and want you to show them houses, you're obviously functioning as the buyer's agent. If you can't even proof that you're a serious buyer, I'm not gonna waste my time making appointments for you. Pre-approval, if you're getting a mortgage, bank balance, if you're paying full in cash. This is standard procedure in my area.

Yeah I always listen to what they need, if they have a pet or kids, I always ask if they'd like something with a big yard, or how many kids they have and see what's on the mls and show them something roomy for the kids.
You need a sales filter. Get them prequalified asap, and if they are hesitant, you can focus on other customers.

Pre-qualificafion is the major step. If you want to throw an offer alot of the time they will ask for the letter or bank statement. You have to be 100% ready to deal with follow up with the paperwork around these contracts.
You can ask family and friends to ask around for possible clients. But you really need a mentor because you always learn so much. There is a ton of little details that matter alot.
If that's what is necessary to increase the likelihood of them pre-qualifying then yes.
