In most countries unless you leave the rental property, owners can't raise rent randomly. You can actually sue them.

not in the JewSA. they raise rent when your lease is up. you have to contact them 60-90 days in advance, they typically require 60 days notice if you're going to not renew your lease. usually they'll send you a letter and say "to renew your lease, the new price will be $80 more per month". then you either give them your notice to vacate, or you pay the $80+/month extra. in my experience there is no haggling since most of them are big property investment firms.

I've been a landlord for 8 years.. have never raised the rents on my tenants. They all love me and pay me on time. They buy me gifts randomly and tell me how much they appreciate me.

I've been through so many tenants and have only had one trash the place because they were on meth.. everytime my tenants have moved out they have always cleaned up the place before they left.
