I work in real estate, buying plots, building and flipping houses in NY State. CA state has the same type of market. My price is not that far off to what couples in their 20/30s can afford and where theyre more likely to work.
At best that's a cabin, at worst a trailer.

fren, i some times find it spooky how I research something and then a thread comes up on it the next day. I have been looking at modern houses, flat pack houses and new builds and the results are really strange; some seem incredibly cheap like 100-200k for fantastic looking property, then also in the same list the same looking property and floor space will cost 500-700k. There seems to be no in between.

There's all these miscellanious expenses I forgot. Commute actually matter a lot too. More than I thought.. gas money expenses are insane if you live far from society. Shit sucks. Buying a home is the ultimate path for retirement. Hard part is buying something cheap. Mobile home? Sure, there are like 40-60k ones but you have to pay rent on land.

got any advice for the buffalo market? People are buying 1940's shit boxes that havnt been updated in the last 70 years, and are paying $160k with $4-$6k total property taxes per year for them.
And they are no picnic to update either. Electrical and panel boxes are still screw in fuses that are no way appropriate for todays power needs.

Ive heard stories from alaska of those assholes flying around scouting out "unregistered structures" and burning down peoples cabins and shit if they didnt have permits.
They use google earth too, so you have to camouflage the roof.
Not worth it, the chemicals and stuff they transport in those containers are really carcinogenic and to make them liveable costs a lot more not including the 5000 dollars a used container costs on average. You're better off building from materials you can source yourself and build from scratch.
