The next step after taking the rice and beanpill is to do a maxed out 50% Debt to Income 3.5% FHA loan on property that cash flows positively and live in it for a year to qualify for an owner occupancy for your FHA loan. Try to do this in a 4 unit/4 bedroom city apartment. You can even AirBnB if you apartment is built to be niggerproof.

After 1 year, move out and apply for another FHA/conventional loan. You can use 75% of your first rental gross income to qualify for your 2nd property. So if you can raise rents & your wageslave income by 25%, you can basically buy a 2nd unit. Now you are collecting rent on two 4 bedroom city apartments, and probably increasing your networth by 50K per apartment per year by principal, appreciation, income tax deductions, and other writeoffs.

So basically in 2-3 years, you go from making maybe 80K a year to 200K or something by abusing the FHA program and getting raises from wagecucking.

I dont believe there is anything wrong with using credit to buy goods and services you can pay cash for as long as you can and do pay it off.

5#cut your own hair, avoid cartridge razors/disposable razors. only use double edge safety razors. cheaper in the long run. you don't have to keep on buying razors

6#donate blood for money, recycle for money, donate sperm for money

7#store up on canned food, oat meal and other food that doesn't require a refrigerator and fill a whole room full of it

8#avoid using electricity and tap water. only use one outlet. unplug all appliances that are not in use. never use lights except when you need it to search for something. leave your water heater off and only take cold baths year around

3) Big yes, imo the match on this is huge. Paying 60% for an item that has 80% of life/value remaining is always a net gain in your favor. Bonus points if you sell it again to get cash back once it turns into junker tier

4) I only like going out/eating if it's social with other people. Building relationships is worth the extra cost

My parents have rented apartments in the past and maitenance is nonexistent if there is a HOA. Most city apartments have an HOA.

At the most, you replace furniture, repaint walls/molding/cabinets (my parents own a cabinet shop, but they have equipment to do it onsite). Maitenance on a 400K city apartment is about 2K a year or so. (Repaint, fix damages, cleaning, etc...).
