Buy a 2-3 br condo or townhouse in a college town and rent it out to rich white kids with a strict lease policy that doesn't allow for parties.

When they inevitably break the lease policy you sue them for damages, the rest of the lease, then kick them out. Rich parents pay you. Rinse (literally repair the property), repeat.
