You can buy some forclosed houses at auction and rent them out
I found some decent looking forclosed properties for 40-60k in my area, the houses are fine but the owners defaulted on their loans
Real estate companies like re/max (I use a local company) handle all the responsibilities for a percentage of the rent income
You don't even have to own the house, you can pay off the loans with the rent income and save the rest
Then possibly flip the house after it's payed off, or continue renting
I've been doing this for about 5 years and it's a super easy source of income
You just have to allow the right renters (no kids, minorities, shady motherfuckers) and double check on the property

I can only liquidate to 20k right now. I’m 25 and I’m able to save $1k per month plus renting my house and car out during a tourist season will net me around $10k this year. So hopefully foreclosures will be an option soon

It's about 2.5k a month profit, the rest goes to home loans and the real estate company
That's not a huge amount of money but one of my houses I'm about to pay off completely is appraised at 130k
So i can either rake in the full 1600/month rent or just sell it (90k profit, only payed about 40k for the house)
You do have to put some work in so it's not completely "passive income"

If you're in a tourist-filled area wait until the off season/slow season/winter months and you'll probably find better deals, and possibly have more leeway with the real estate agencies
