Here's a tip: Don't throw it all into a downpayment. Keep some cash on hand for hard times. If you have no money for a year, you need to have funds to pay that mortgage for a year.

Explain how this works, why not lower the tax rate on housing instead. 1-2% yearly tax rate on a home can cause serious home buyers in any market to sit on their hands.
Importing shitskins does nothing to change the market it only makes it worse as we dip into the public purse causing yet again higher taxes.

What’s the benefit of buying and living in it? Unless you have a family and some dire need to settle down maybe look at buying something that will give you a really good rental return. It’s really not that hard to find a deal where your rental return = loan payments or close to it. Really good deals come from finding a suburb or part of town a little rough/industrial that’s gonna have yuppies bleed into it and make it “trendy”.
