Well if they are already in place and pay the rent, I don’t want them to leave. If I try to raise the rent and they could get another place cheaper, they might leave. How many months of $100 extra rent does it take to pay for 1 month (at least) if vacancy? Of course I want to keep them, but if the market is moving up, they have to pay more. I don’t care what their story is. It sounds nice to give strangers free shit, until you realize there are 10 times as many strangers who want free shit than there are people providing free shit. That road leads only to poverty.

Here is what I do:
Look at what they spend money on. Is it food and soap and utilities and pretty much nothing else? If yes, is it basic food like rice and beans, and basic supplies from the discount stores like Ollie’s Bargain Bin? If yes...there probably isn’t much to squeeze so you’d be rolling the dice and maybe lose tenants.
If no...there is money left for you. If they complain just offer helpful suggestions. Ride a bike instead of drive. Cut their own hair. Don’t buy fresh veggies buy canned. Toothpaste doesn’t really work. Going to bed when it gets dark makes not having electricity more bearable.

I own 45 units in the poor part of town. I’m not 100% where they are I just send guys over there to manage them and their tenants. Bought at a tax sale just seeing how much income I can get out of them before the city condemns. The above tactics are very effective for identifying the upper limits of what the market will bear.
Also, poor people deserve to be taken advantage of.

Small increases to rent could move them to trade their government issued goods for cash on the black market. Cash which would accrue to you.

Helpful tip for them could be that the medical industrial complex is notorious for fleecing it’s customers, and that the human body has an incredible ability to heal itself.

“Profit” in this case means more than simply the currency left from revenue after expenses. It can mean in kind profit as well and allowing a person to live in a more valuable dwelling than is being paid for allows that person to profit from the owner’s sloth.

Growing up I had a really nice old landlord who never raised the rent. My parents were very poor, but we understood that he was essentially eating the inflation for our benefit.

Then his son took over and did the opposite. Not only did he raise the rent a lot, he tried to do several shady things so he could evict us and rent it for even more.
No respect for the son, greedy alcoholic pig that man. If he wanted to raise it 2%, fine, but fucker wanted to break the law if it meant getting 7% or more.
Maybe raise it to keep pace with inflation and a little extra on top, just don’t youknowwho them. If they have kids and you treat them well and become known as the “nice landlord” you’ll have lifeong respect from those younger folks, and who knows it might come back around and you’ll be pleasantly surprised.
I for example bought my (old guy)nice landlord’s truck for several grand above asking price, restored it, and let him drive it whenever he wants (almost blind now so now I drive around instead with him)
