Here, I would be able to write lawn maintenance into the contract and make the tenets do it. If they don't, you just serve an eviction notice, and it's usually done by the time you can actually evict.

Can I get more lawn examples though? Usually they look pretty terrible still, with huge dead patches and piss stains all over the grass.

And yeah, the owner is responsible if the tenets are violating any city ordinances on property maintenance. So if you can't make your tenets do it, you will have to.
