How about you look at how the state takes more federal money every year for the Housing Choice Voucher program (section 8), then look at how every year the state hits record high rent prices, then look at how the middle class has been fleeing the state for the last two decades.

Since apparently it's hard for people to understand this, in California especially, landlords are encouraged to provide section 8 housing. Since section 8 housing is largely insured by federal money, there's less risk for landlords to rent. Additionally, all landlords can increase the rent up to 10% with one month notice. Above 10%, they're required to give 6 months notice. Not very well known.

Now imagine being a landlord with mostly section 8 residents. Explain to me why you WOULDNT increase your rent as much as legally allowed? Your residents can just refile with Section 8 to have their rent portion readjusted. So it doesn't hurt the tenant, and it obviously doesn't hurt the landlord. But free money has to hurt someone, right?

Look no further than their neighbors. The only people hurt by this are people who are renting in the area and do NOT use section 8 benefits. As the average rent of an area increases due to landlords exploiting section 8 grants, many other landlords that do NOT have section 8 tenants see the area's average rising, and in turn increase their rent rates. This has effectively ghettoized many places where the middle class once thrived in California.
