I work on rental properties all the time, and it's rare to see one left in good shape. They will refuse to pay for months and then literally shit all over the floors when they know they are going to be evicted.

a friend decided to move because his previous landlord let other people in his apartment when he was away without his consent or without even informing him
on the other hand a few years ago our whole building had a problem with some foreign piece of shit who made noise all the damn time, did whatever he wanted and even threatened to sue people when he was rightfully kicked the fuck out

Only in USA I am assuming because in Greece you sign a contract of how many years you will rent the apartment and if any damage is done to the property you will pay for it.

Renters have pretty extreme rights here. When they don't pay, you have to go through the court to legally remove them from the property which can take months. If you don't do it 100% legal they can sue you. For damages, they put down a deposit to cover that, but the deposit rarely covers all the crazy shit they often do.

I moved out from an apartment 8 years ago which I left it clean from top to bottom.

Afterwards, I get a call from the landowner told me that the whole place is trashed and I have to pay compensation for it.

I am like the fuck is he talking about, likely for me I had taken a picture of the empty living room and saved my ass.
