I like ocean isle. My wife and I were looking at properties down there but flood insurance is crazy. We would have had to rent all year just to cover that and some of the mortgage. Figure renting a great house for a week is more our speed.

The California state government has been doing everything they can to drive away businesses and residents for quite a while now. We should expect that this will eventually work and we'll see an exodus. Their real estate market taking a shit would be a big symptom of that. I predict the California real estate market's behavior will end up being more negative than the rest-of-US share of the market in the future.

This. Average rents might have dipped temporarily at the worst of the 2008 crash, but that's it. Unless you have a local catastrophe like a one company town losing its one company, rent prices going down isn't a big issue. As long as you can keep paying tenants in there, you'll make money regardless of what the property prices are doing.
