Yeah the house costs like $40,000 than it did 8 months ago. But I wasn't going to have the money or time to remodel it myself. Trying to live in a house while it is remodeled sucks. I paid somebody else a convenience fee of doing all the remodeling for me. And they were clearly a pro because everything is done well and the entire house has a cohesive color choice and style.

Most actual house flippers I know are young and dumb with rich parents. Open design isn't bad I have a problem with the fact they want the god damn cheapest shit and just want to make it look "modern." The old houses where I live are really amazing and have a lot of great architecture so usually modernizing a house makes it way less sturdy.

Also want to add it's a lot of fucking work to do on your own and if you aren't a tradesman don't even try unless you're willing to fork out shitloads. You'll be jackhammering your foundation to access pipes, renting a backhoe to tear up your yard to get to pipes, hanging dry wall, reframing, it's a fucking mess that can take over a year easy for a real renovation.

Those are the easy parts, the electrical is also easy but you need to know your codes since it's basically illegal everywhere to diy electrical shit. Cement is also easy.

As an HVAC/Electrician guy I would actually say you're better option is to go for a place with an old ass HVAC system so you can at least be in charge of the design, any houses with new systems are mostly bottom bidder hacked in garbage. If you get an old system you can actually get a decent contractor and have them run a manual j, d, and s and get a proper setup.
