Because, if you bought that and rented it out as section ape housing you would be getting a guaranteed rent payment every month, and section ape pays far more than they should for the properties in question. Buying that for 8k and then going the section ape route would see your investment paid off within 2 years tops and from there on out it would be the easiest paycheck you ever got. Even if the place was a shitshow inside it would cost maybe another $5k max to get it fixed "up to code" with bullshit material.

The fact that such a property is sitting on the market not snatched up means that there are liens.
