Anyone have any ideas? My mother and father rent the basement apartment of my childhood home to a 30 something year old woman. She has an 8 year old boy -very well behaved and beloved by my parents. My father took a liking to him and often takes him to do things (baseball games, batting cages and general things you'd expect to do with a typical father). He enjoys this missing having my brother and I around. Recently this woman decided to let her black boyfriend move into the apartment. My mother confronted her about it and she denied that he lives there(claims he only visits). He began parking his car in a parking lot down the street after my father said he knows her BF is living there.
My father has done well in life(boomer) and has had no problem giving her a break on rent when she's struggled. Apartment is not coded as a separate dwelling from the house. She knows this and has brought it up as a when confronted about boyfriend smoking marijuana in the house.

However, you left out key details such as if there is a written rental agreement. If it is a rent controlled apt. If the dwelling is covered by eviction controls of if the landlord can evict for any reason if given proper notice.

I'm not sure that is even relevant. Since she paid rent to live there she is a tenant you will have to go through formal legal procedures to get her out. We have to know what jurisdiction she is in because the procedures and difficulty of getting her out vary based on the landlord tenant laws.
If there are no eviction controls in your locality then you can usually evict after giving her 30 to 60 days notice. And if she is still there after the appropriate time frame you can evict using a unlawful detainer lawsuit. No self help eviction.
