most landlords operate on some pretty thin margins. In my area you would have to own at least 30 rental properties in order to live solely off the revenue generated from rents.

Rent is too high though. I'm not going to argue why here, just point out how much it increased (in real terms) over the last decades. It's ridiculous.
The issue isn't just that there isn't enough development. Or that construction methods haven't improved enough and building/maintaining houses is too expensive. These things aren't enough to explain why housing is so expensive.
The issue is that real estate became speculative assets. Banks own a lot of the unoccupied houses. They're not selling them and they're not lowering prices. And that makes the other owners happy as well.
And there might be collusion with the cities' leadership to make sure there isn't enough development on top of that.
The ruling class probably tolerate it because it's a way to make the young pay for the retirement of old people. This reduces pressure on the social security funds.

If you have a down payment then a renter pays property tax, utilities, and mortgage payments. Its unearned income. I am not against the principal of owning property, but landowners are essential to democracy and capitalism working.
mortgage is a huge factor in why margins are slim. a rental property that is not paid off will only make 200 dollars of profit per month. my family has a few rental properties and we drop the rent once a house is paid off. say if you own 10 rental properties, on average you will be spending about 1000 a month in maintenance costs for failing appliances or repairs. now where things get brutal is when a unit falls empty (And they usually fall empty several at a time) then you are running a hemorrhaging financial loss on making payments plus the money needed to do a proper make-ready

I know, it's great. Actually there are management companies that will do everything for you and typically cost 10% of the rent. e.g. I rent out for $1000/month, the management company takes $100/month and they handle everything. They bill me if there's specific repair work that needs done.
What I really saved the renter from is the fact that they did not have to save money, get a downpayment, apply for a loan, accept the risk that home values may decline and they can easily move whenever they need to without the overhead of selling the house.
I encourage everyone to own but sometimes it does make sense to rent. You can't rent if there are no landlords. It's sort of a public service we provide. Like your mom, letting you live in her basement. You're welcome, you ungrateful shit.

There is literally no reason to ever rent and you should always be striving away from renting, I have 5 generations of family who rented, I did simple math on this shit and they have spent literal millions of dollars with nothing to show for it. Nothing. Yes they had a roof over their head, which they would've had had they been squatting somewhere. Guys are coming to this realization that living in an RV for a few years or living out of a van or some shit is worth it so you're not stuck in the rent cycle.
