It’s really not that hard. Run Credit Checks and Criminal Background Checks. If they have bad credit (Which most do) don’t rent to them. You can still rent to Whites with Bad Credit.

The important thing is:
1) Run Credit Reports and Background checks for Whites and Blacks both.
2) Since a lot of stuff on “Bad Credit” is subjective you can still rent to Whites with Barb credit. Just document why you chose to rent to them in a private CYA document (Example. Bad Credit but was because of divorce, Bad Credit but has steady unemployment). But don’t have a policy that says something like you will not rent to anyone under 600. That ties your hands a lot.
