I own 3 rental houses in FL suburbs, 100k-300k market value. I rent to mostly white people because mutts can't afford us. I have some stories that sound straight out of pol and some that are the opposite.

As of now, I wouldn't recommend owning rentals unless you know how, or intend to learn how to do everything yourself. Minus the big ticket stuff. Owning out of state involves more trust than I think any human should give.

So far, my worst tenant has been the old white couple, in terms of how they would talk to us. They didn't actually do anything that cost us money though.
Worst in terms of money loss was the mexican, but he's happy to repay eventually.
We take very good care of our houses and we screen heavily so we don't have nightmare stories.

Get there all it needed was a good plunge from her taking a masssive dump. Single, successful black mom lives there right now. Might be the best tenant I’ve ever had. Rent is always in on time and she never calls unless it’s important.

That is a broad question. There used to be a general rule of thumb that said rent should be 1% of home value (go on zillow.com). It's not true atm because house costs are really inflated.

thanks, thats what i was thining with my gut reaction. im same age as you, thats why ive been contemplating this as a source of passive income. but i dont want people doing their own remodels or trashing the place or fixing shit themselves incompetently and if i cant drive by the house once a month to look things over i dont think i would feel safe investing so much money

I don't really have any crazy stories. Just some broad generalities that don't add up based on what I know about race. We screen really heavily and are priced above everything else in the area so we only seem to get the upper level mutts. We have upgraded our properties heavily, so we end up with tenants who appreciate quality

We got one where the niggers pit bull ate the whole bottom off 2 interior doors in the house . They aren't suppose to have dogs at all . They call me I go over they hide the dog outback whole house smells like piss and shit dog pisses wherever they leave him trapped in room all day he eats thru door . They try to tell me doors werent installed properly and swelled shut and little nigger was trapped in there they had to rescue him by ripping entire door apart . This happened like 3 times . The government pays 1000 they only gotta pay 50 and she's like 500 behind they finally got evicted we had to spend thousands getting piss smell out

Plumbing and electrical are actually the easiest things to fix in my experience. Big ticket is really only the roof, in terms of maintenance. Foundation issues are big ticket but don't really fall under maintenance. I knew literally nothing about contracting 2 years ago. I plumbed a 1800 sf house with PEX by reading code books and DIY and manuals, and got a licensed friend to check my work. It was easy as hell. Saved me $6,000.

I had a few Mexican tenants, they were poor, they were stupid in all but one case, but they were friendly, respectful and honorable, that's all I need, really. Don't be a dick and don't shit up the place. Also my longest term Mexican renter ran into similar issues before he went through the process to become legal.

White people are generally better, but, we have some real pieces of shit wearing our skin too.

I never drive by. I screen heavily. Don't rent to someone you can't be friends with. Don't put up with bullshit. Don't own a rental you wouldn't want to live in (if you had that income range). Treat tenants like adults.

I know a kid who graduated Law School, became a Lawyer... and had to start dealing with 3rd world trash and minority clients at the law firm that he worked at... he got sick of dealing with 3rd world trash all day long, and he learned through his legal work that they were all living in rent-subsidized houses by the State...

... so, one day he quit being a lawyer, and spent all of his money buying up about two or three multi-family homes, he now owns about 4 of these big houses in a smaller city in Connecticut, and probably has about 12-rentable units within these 4 homes, and he is making about $15,000 a MONTH before expenses.

All of these rental properties are located within 15 minutes of his house. He goes on vacation once a month, mostly down to Florida... but he MUST be close by to the properties at least 15-days out of the month

However, he does ALL The maintenance himself, even has to change the light bulbs because the 3rd world trash refuses to do it. The WORST part he said is that he has to go over to the houses and take out the trash for them, they REFUSE to wheel the trash cans down the driveways, then he has to go back a few hours afterward (after the truck comes) and return the trash cans, he said they are worse than children and there is no hope for them, and the State sends him a nice fat check every month for taking care of the Left's 3rd world pets

Since it's a rental, you shouldn't really be worried, but don't plumb your own house with PEX. The long term leaching of plasticizers into your water is not something you want, especially with the main ones being estrogen analogues.

mixed bag here. had some puerto ricans for years- nice family, very involved in the neighborhood. they treated the place like a home. never ever any trouble and great communication.

rented to a young black kid. really nice kid. worked. had a gf- made a baby. shared expenses with mom- supposed to be an easy rent. kid had fucked priorities, always late with rent. broke shit but never mentioned it. wouldn't mow or clean. he sure talked a good game though.

current renters: young couple, freshly married. second baby on the way. shes the grandchild of nextdoor neighbor so they're invested in the neighborhood. house is always spotless. good kids. i wish i could do more for them.

ultimately, want to get out of renting. dont like it at all.

Realtors dont really help with leases. There's no money in it for them, unless the listing offers it up. I paid $50 referral for the old couple.

Always meet the dogs before renting. I've had tenants add pets later on. Might be a weak point for me. I'm still new enough to this that I might suffer from being lax on pets, later on down the line.

This is an absolute requirement that weeds out 90% of applicants. You do it for your benefit as well as theirs. Whether they use extra income on stupid things or investments is their choice, but no one should be even allowed to rent outside of this rule.

Short term tenants pay more because no landlord wants to deal with turnovers. Rentals are supposed to be no-work cashflow. They offered 25% more first and we refused. $1,000 more per month might sound great to you, but I'd rather find a tenant that I don't have to talk to more than twice a year. Side note: even better, they signed up for 2 months, and since contractors are horrible people and the repairs to their home have been delayed, we're going on 8 months they've been with us at 50% more rent.

I'll give you a quick anecdote from my wife, though. She works in a biochemistry lab(PhD candidate about to graduate) and uses nalgene and some other "lab specific" plastics and still has trouble with her mass spectrometry readings due to plastic leaching. Even though she uses strong acids and bases, over a long term, PEX is still going to leech with relatively neutral pH levels.

The daughter is super smart and they don't use baby talk with her. They are self sufficient, repair even big things with their own money and send me holiday greetings.
