Why didn't anyone just scale down the building, looks like it would be easy with those walls. At least would be better than jumping and if you fell it would be the same

Some did try. At least one fell. At this point the smoke would have been too thick to really move around all that much, so you were only scaling down using anything you had with you (building this big isn't going to have rope ladders stashed away, obviously). If you were on the side the plane impacted, you weren't getting around the fire anyways, you could only go up (into denser smoke that likely would have killed you before you got to the roof). It was reported that a lot of doors were jammed into place by the impact, so the only way out was through the window. Memes aside, you have to understand how hot and how fast this fire burned.

9/11 proved it. People DID try to scale down. There's footage of one person succeeding for a bit before losing control and free-falling. The footage of the jumpers is what convinces me of the controlled demolition theory. Someone decided to end it for a majority quickly instead of dealing with the aftermath of two gutted buildings causing days and months worth of potential hazards, and rescuing people (or bodies) in places which would cost a lot of money.
