In New York City the big trend is gentrification.
Jewish landlords want to increase rents (big profits), so they use underhanded tactics to push out all the blacks and bring in white hipsters. Suddenly all sorts of little shopping malls and things are brought in to accommodate their lifestyle, and a little white colony is formed, eventually growing and taking over the entire neighborhood.
This tactic has been so effective at ethnically cleansing entire town blocks that they came up with a special name for it "gentrification" and try to get politicians to stop it. But the jews are too strong for them, almost always get their way.
It's incredible to think what our civilization could accomplish if jews would stop being evil fucks and join with whites and work together

Arab/Hispanic here... My parents busted their ass in Shitty drug infested Downtown Brooklyn in the early mid 70s, over the years bought 7 properties that were rent to fuckers who would barley pay rent on time... difficult to get them out .
fast forward to 1999 gentrification starts taking off in my neighborhood, dumb nigs/spics get pushed out. whites pay crazy amounts of rents $$ to me and my 4 siblings.

Usually black owned places get swindled and tricked into selling their properties to Jewish developers who trick most tenants out. Then fix a few things and only rent to non niggers and spics. And trick new tenants to pay exorbitant rent in a shitty neighborhood where the landlords building is the only one that's decent. Then other hungry Jews follow suit. When enough non blacks live there it starts getting pushed as the next hot neighborhood through their Jewish media outlets. Then come in the retail buyers buying from the Jews. Usually Chinese then the area becomes super expense for a while before it goes back into decay (ala 1980's)
Another way it's gentrified is when Jewish mayors rezone neighborhoods that their Jewish friends own and let them turn a warehouse into a 50floor condo. In an area where the local infrastructure cannot handle such utility usage.
