House prices are too fucking high. I have a decent job and savings, but it takes a long time to save up a 20% down payment on a $200K box. Then I'd have to spend $1500 a month on mortage/insurance/etc until I'm almost 60 years old.

There are zero reasons to live in Oak Ridge if you don't work for the military. Nashville (the part of TN with a decent job market) is way more expensive.
