The original use of deed covenants was to say that a property could not be sold to Negroes. Essentially, the HOA was invented to promote racial segregation in parts of the country where segregation wasn't legally enforced by the state.
After the feds banned racially discriminatory housing practices, the HOA lost its core purpose, but developers have continued to establish them because people had come to view the presence of of an HOA as a sign of a "good neighborhood" without remembering that it was the racial component that made HOA communities good in the first place.

Mostly this. I live in one. My dues are about $60 every three months. For that there are several community tennis courts pools, and landscaping of common areas (no basketball courts - which should answer the pro-white part). There are a few annoying rules: you can't install a back yard shed without at least two of your immediate neightbors approving (never been an issue and we all have them). I'm pretty sure there are rules about what colors you can paint your exterior (read: no bright neon pink faggotry). Things like that.
It's not even a nuisance if you're a sane person, just rules to make it so niggers can be punished for not maintaining their house, yard, littering, blasting rap at 3AM, etc. This is why we have no niggers in my area and property values are high.

Basically; when a developer builds a subdivision, the local government requires him to draft a document stating rules and regulations for subdivision also describing the management over these rules (hoa). When you buy a home in that subdivision your closing attorney gives you a copy. The restrictive covenants (its real name) has an expiration date far into the future. When the subdivision’s restrictive covenants expire, the rules reverts to the local government zoning codes.

I am exempt from the one in my neighborhood. There are 62 houses in my development and my family was the first to move in. When we moved in it was our house down one street, the model home down another, and 60 dirt plots.
The HOA got started when another 20-30 families moved in the following season. We refused to sign and join. We moved in when it wasn't a concept of the development and just didn't join and since we lived there before they made that shit up there was nothing they could do. That was 22 years ago. My mom passed away years ago and I tend the land. They try to get me to join it literally every 3 months. I just don't respond. They've tried to come to my house personally and strongarm me into joining. They started sending fines like I already was a member. I just ignore all of it.
They literally have no power of my land as is and I won't get in their organization just so they can fuck with me. My house looks nicer than theirs year round. My brother landscapes so my yard always look immaculate. They actually tried to ask me to get him to plow the neighborhood one year. I did it, then sent them the bill for it.

Now, let's assume you need at least $100k to live comfortably. In order to earn $100k, out of a 2% yield, you need property to the value of $5 million. When I was growing up, my boomer parents always talked about a home as an asset that appreciates in value, citing homes they owned, which they bought for $100,000 in the late 80s and then sold for $300,000 ten or fifteen years later, but as I've grown up, I've realized that this isn't really true. Or rather, I'm sure that they realized those capital gains, but home price appreciation is based on a lie. A home is actually a depreciating asset, even potentially a liability because you have to keep paying property taxes on it as long as you own it, until you die. Homes gradually break down over the natural course of time. Some parts, like the roof, are extremely expensive while simultaneously not really being designed to last that long. Air conditioning and heaters break, plumbing breaks, paint and flooring wears out and discolors, structural integrity can degrade as a result of many factors
Even if you improve the home, your costs are almost always going to exceed the market value of those improvements unless you can find just the right buyer. After 40 years of ownership, the wear and tear will be very visible and if the selling price of a home is higher than the price you bought the home for, it's probably only because of inflation. I hear about so many boomers trying to sell their big house with cracked pool, rotting tennis court, leaky basement, two wet bars in the basement, stone fireplace in the "great room,' ping pong room in the back of the garage, pointlessly big master bathroom and closet that you know they paid someone to enlarge after they owned the house for 10 years... all sorts of stupid shit that they did to the house -- and the realtor says "They sunk over $2 million into the house in improvements" when it's overpriced at $800,000, and the boomers are "downsizing" because even THEY can't keep up with all the maintenance

HOA is there to keep property values up and make sure nobody does any crazy shit to there house that would make it an eye sore. HOWEVER, in practice, the HOA neighborhood I used to live in was full of passive aggressive people and busy body stay-at-home moms. It was a real shitshow honestly, people would get letters for not having the right plants in their yard, I think one guy was fined for having a wheelbarrow and dirt in his yard - he was putting in a new fence. I also remember a few HOA meetings having shouting matches in them over stupid shit. Some of the busy body SAHMs would actually snoop in people’s backyards or do drivebys in the neighborhood just looking for ANY “violation” to send out a letter/fine just to flex their power.
I think HOAs in theory are good, but in practice they can be extremely negative and infuriating.

A minimum downpayment on a house > $500k (which is all of them) is 0.05(price of house) + (price of house - 500k)*0.15. This will get you the assfuck mortgage. So lets consider a house that isn't a shithole (700k and im being very generous w that number):

For a mortgage that won't assfuck you, the downpayment probably needs to be north of $100k.
