My parents bought a house in the Metro NYC area in 1972. The town was pretty rural and underdeveloped back then. Mostly apple farms and quiet homesteads. They paid $42,000 for their 4br house sitting on 2.5 acres. This property is now worth $825,000, even after the 2008 housing bubble burst. They'll sell in a week or two when they decide to retire and leave that area, very "in demand" area. There are loads of successful millennials and gen Z kids, just not in flyover land.

Home cinemas are great. On weekends, the wife and I, our two kids, and usually a few of our kids friends all have movie nights in ours. Its comfy. And outside an initial investment of a few thousand, requires 0 upkeep unlike shit like a swimming pool.

Zoning will eventually, after a big fight, change to allow these properties to be subdivided into apartments. This happened starting in the 60s with older large houses in city centers that no one wanted. They were split up into apartments for low income renters. There will be strong resistance to this as it will cause quality of life in these areas to decline. Ultimately too many properties will become vacant with their owners dead from old age. Resistance will die from attrition.

My father is technically a boomer but never spent stupidly. Only ever got used cars, never travelled beyond the borders (I am a Leaf, so that makes more sense). We were raised on a single 40k salary but never lacked for anything because my parents are very resourceful. My mother made us toys and my father built furniture and repaired everything.
