Sunset downs really don't officially exist any more. I live in one of those former towns in the south.
It's not bad at all- very white and most people are friendly. Lots of drugs but the town is divided between "church people" and drug people. As long as you treat them friendly and don't get involved in their nonsense, you have no problem. It's like living back in last century, lots of people don't even lock their doors.
There is I believe one black family a few towns down who has been there since the 1970s-ish, but that is all and they dont cause crime. The white population has been decreasing because the whites are not having more than 1-2 kids and there have been a lot of hispanics from guatemala moving in around the area but not per se to the towns, since they mostly keep to the cities and the younger ones definately go for the cities. However, the guats do not cause crime and they work very hard on the farms out here, so nobody gives them trouble, but they definately know their place. I can say that there are people who do like some of the younger ones because those who were either born her ("anchor baby" types) or came as babies have mostly "gone country" and not only picked up the accent, but the women want to get bleached (at one of my last jobs I was in a management position, and I had a guatemalan woman in her 20s who worked there ask for me to fuck her on my desk).
