Cities need strong rent control. I live in a city with rent climbing faster than average but most apartment complexes here are half to 2/3rd vacant. I know this because I’m a mail carrier.

There are lots of new complexes going up with the accompanying NIMBY backlash due to a scarcity that’s 100% manufactured. This drives up real estate value and green lights new developments easily. I bet most cities are similar.

It's the same problem we had in 2007. Homes were being bought with no one living in them but their value would continue to climb. As long as prices keep rising the scheme continues. Once the bubble bursts the people that own the properties go under water, the banks foreclose on them and the government bails out the banks for the difference in the value of the house vs. what is owed. Then the cycle starts all over again. In the end only the banks come out ahead.

I pay $420/mo... but I also live remotely in a 'town' with a population of about a dozen.

Wages have been stagnant for the last four decades.

Women entering the work force has decreased leverage on employers to raise wages.

Healthcare, retirement and living paycheck to paycheck has decreased leverage on employers in being able to leave their jobs for higher wages without an education.

Meanwhile wages of upper management has increase more than 300%.

Rent continues to go up due to inability to build set by laws created by the local government. California is a prime example. The amount of hoops you need to jump through to build in California is insane. Those laws are set in place to protect those that have a rental. If you build more, the rent will lower itself, but you have fucking boomers preventing that.

Everything that's occurring right now is being done intentionally due to lack of education and foresight by the people of these local governments. People's priorities aren't in the right direction.

There is so much money in the government right now and private sector at the top it's not even funny. Property tax is 1% in CA (prop 13, a remnant of its better days) plus any local ballot measures approved to increase them. You’re basically telling us you’re in a house that’s over $3 million. My house in CA is ~$440k, I pay ~$4.5k a year.
