We need to aim for around $100M:
* Others might try to outbid us, we have to go higher.
* There are additional costs we've to cover (brokerage fees, notary fees, taxes)
* Operations on the island and travel to/from it
We need to utilize our weaponized autism and collective deal-making power:
* to discourage competing parties from bidding (e.g. find dirt on them that we'd publish)

Funding mix we should aim for:
