I wish I could rent to older people who have SOME form of respect for the place in which they live. There's none looking to rent in my area though. My area is 95% Puerto Ricans and most of them are disgusting and have absolutely no respect for anything. As soon as Construction starts they find something to bitch about to get money off rent even though they aren't paying for any of the improvements. We were sceptical at first - my wife said 'if you're in your 50s and never got your shit together enough to buy a house, you're probably a hopeless tenant too' - but luckily for us most of our tenants had divorces. We run super tight margins too but luckily the houses are fairly solid. Putting the rent up usually just means tenants sub-let and then you end up with God knows what transient moving in to help with the bills and then the damage pixies start breaking things at night
