I'd ditch the treadmill and replace the bench and squat with a power rack. Other than that you're golden
It depends on what routine you plan on following. I've done both the regular gym, having a gym on base, and using a home gym for strength. My best performance was having a home gym. Part of it is that you can have meals instantly ready and there's almost never an excuse not to work out unless you're stupid busy since the gym is always there.
I disagree with this. Even if you're lifting for strength you should do cardio.
To answer your question directly, it's going to depend on where you're at in your progress. If you're just starting, you can actually build a really solid base with a solid set of interchangeable dumbbells, a pull up bar, and a place to run. Eventually you'll need to get a bar bell, more weight, a bench and a squat rack.
Once you get there, you're golden.
Get a power rack, bench, barbell, plates, and some dumbbells. If you want indoor cardio, skip the treadmill and get a rower.

You can get a jump rope for like 10$ and you'll save a few hundred
i have squat rack with adjustable bench and attachment for dips/chins. i barely do any cardio, but have an elliptical because i want to have keep my knees. running is the worst. even then I could probably sell that and go swimming though. theres a swimming centre near me with a sauna and deep-pool that i can use too. if you have anything like that near by i wouldnt pass it up just because it's not at home; it's a very different environment to the gym.
im gonna get an attachment for the bench to do incline crunchs and hypers too, and that would cover the entire routine, if you're doing something like starting strength.
dont underestimate a mirror either; it's easy to lose form while you're at home, and a mirror helps a lot.

You can get a nice non-Chinesium bike for like $300. A treadmill is going to cost a hell of a lot more than that. Or hell, just go running on the street/in a park. Nobody is saying skip cardio.
Thank you for the advice, I will most likely now be getting the power rack over a squat rack, and of course getting the bench press and other equipment as well.
I already have the treadmill and have had it for quite a few years, I don't use it for that. I just use it for 30 minutes to get the heart going.
I would like to keep my knees as well, I might consider getting an elliptical since my treadmill is starting to breakdown. However, I do have access to a pool really close by, I may also start using that more. And of course I will be getting a good sized mirror!
Right now I have a power rack , bumpers (aka fake weights), adjustable bench, flat bench, assorted dumbbells, a couple of kettlebells, , recumbent bike, jump rope, some bands , ez curlbar , and a few other odds and ends

Like said before get a power rack, one with dips bars and a pull-up bar. Between that, some dumbbells and loose shit like a mat, ab wheel and resistance bands I could do all of my workouts perfectly fine.

Get adjustable dumbbells if possible, otherwise just get a power rack with a chin-up bar instead of a bench and a squat rack.

Buy plate loaded dumbbells. These are pretty good, easy to change weights.

Often overlooked You need these for you frour barbell to keep the weight secure, and also on your dumbbells. Buy three pairs.

prevents your equipment from breaking when dropped
>bumper plates
Use during deadlifts. Buy Titan Fitness 35lbs, best price I've seen.

Stage 1: bar and plates
Stage 2: uprights
Stage 3: a rigid bench
Stage 4: a rack
Stage 5: an adjustable bench
In order from cheapest option to most expensive, and also from most bang for your buck to least.
Start at stage 1. Honestly all you need is a bar and plates. Some guys squat by lifting one end of the bar off the ground and getting under it, no rack required. I forget what it's called, mule squat of something.

If I could do it again I would get bumper plates just to keep the noise down a bit for those late night training sessions.

Oly dumbbell handles suck ass. Adjustable standards (spinlocks) + a DIY 24" standard handle I made are so much better.
