How did you become a landlord at 25?

Started saving money at 22, at 24, I had enough to afford to buy a duplex for 3.5% down. I live in the duplex while my tenant pays rent, essentially paying my mortgage so the majority of the money I make from work goes into my pocket. This is my last year living at the duplex, I'm trying to figure out if I should repeat this process at another place to get more tenants or if I should just get an apartment while moving a tenant into the place I'm currently living.

Look up "house hacking", that's what this shit is called. People who do this full time and have been doing it for years will explain it better than I can, I am but a neophyte in this game. The book in the pic also talks about it, there are also other books on it. It takes a good amount of money to start, but not an insane amount. Around 5 or 6k should be enough to get your first spot.

Take advantage. You don't need a house right now. If you're "house hacking", your first property IS your house. To get such a low down payment (3.5%), you need to live at the multi family for at least a year. You move in a tenant into your house, that's how they'll pay your mortgage for you. When the year's up, either repeat the process or get your own place to stay. The spot you were living in is now vacant. You can move another tenant in, now you're getting 2x the cash flow.

A car, that's probably a good idea if you live in a place like me. I'm down South so a car is necessary, I drive an 05 Lexus that some people say is built to last a million miles with proper maintenance. It was cheap since it's so old so a car payment isn't hurting my pockets.
