was pissed that I've been paying my landlord for nothing (he owns 18 houses in my town and we havea a severe housing shorage). But now I'm tkaing the view that home prices are going to tank the near term so I'm comfy.

as long as you have a car you have a home

who /toronto/ here.

it's impossible to own a home on a single income and even the GTA is fucking awful.
Even renting alone is really tough on a 70k income

Just lol @ single guys falling for the home ownership meme.

Attached: Z8JJFNy.jpg (610x775, 234K)

Lol just wait til that bubble pops
You guys are particularly fucked in your case

Lol not in the Land of the Free™
Most places it's unlawful to park your fucking car and sleep in it, even in an empty lot

>los angeles county
>$500k for a decent 2 bed someplace that isnt completely crime-ridden
>thought my crypto would carry me to a $100k down payment
>barely have $30k USD in the bank, crypto worth about $65k
>not sure if i could afford a $2500 a month mortgage
>feeling like ill be stuck in this one bedroom apartment forever

> House was bought by Chinese owner in 2014 for 1.4M, had it appraised last year for 2.4M
> 600 sqft house with no yard costs 1M+ here
Kill me. Prices are going up faster than I can save even with a 100K+ tech job. Fucking foreign investors bid 50K+ over asking price and pay in all cash

Why buy a home if you don't have a family yet. Seems silly.

>not living in a below market rent slum in a low crime area even when you get to $1M+
never going to make it

yeah I'm living in my car and using mcdonalds wifi till i make 5M, 10% there

Who cares. Unless you own a home for the purpose of renting it out it means nothing.
Rental property = asset
Home = liability
Staking link = cash flow asset.
Invest in cash flow generating assets and find a nice cheap place to rent for 5 years.

Build up a bankroll. Go to a bank. Offer it as leverage. Repeat cycle. Use cash flow to pay down the debt. Live comfy.

i would recommend getting a home fellows

that's just crazy, and I know you're joking but I'm not. there isn't real property ownership in America and the market for fees (ground lease from local government) is heavily subsidized which when combined with local zoning ordinances limiting buildable land leads to some really fucked up scenarios financially. because shelter and a place in normie society as a "homeowner" has the lowest price elasticity of demand of anything besides healthcare. it's a socialist race to the bottom. unless you have kids or have definite plans to have kids, it doesn't make sense to do anything but rent in really overcrowded markets and high tax areas

Sounds like your life sucks and someone put you in a goldfish bowl with nice scenery so you'll just die without a fight. Fucking beta.

I cashed out part of my crypto gains to put a $50k down payment on a 2 bedroom condo in Las Vegas for $120k. My monthly mortgage is around $400. Best decision I ever made in my life. I was previously living in a 2 bedroom apartment for $950 a month.

I grew up in Los Angeles and a 2 bedroom condo would be minimum $300k, that was before I moved 5 years ago so i'm sure the prices are even higher now. Probably like $500k min now, just to live in a crime ridden shithole surrounded by mud people

Get the fuck out of California and especially LA. Just pack up and move ASAP. I know moving is tough and a big decision, but it's the best decision I ever made in my life.

Dog-Fondler C O P E

yeah actually joking, not in my car but in my parents' basement, the rest is true, I'm saving to buy a wife and have kids only reason im even willing to own a home

I already have a good job here though and I dont want to start over.

Why would you not want your own house when single? You can build your own home gym and shit and women love guys with money.

Stay poor

t. Single and stacking

I hear you, I'm thirty fucking four and still rent my place. I live in a resort community that's fairly desirable I guess, so real estate is absolutely ridiculous here.

Goal is to buy a duplex, live in one side and rent the other, and then buy a single senpai house and rent out both sides of the dupe. 2br 800sqft units get about $1800/mo here, makes sense in my mind.

>earthquake
China will fall, SF will sink into the ocean, and California will rid itself of a city's worth of liberal/onions/tech. I can't wait.

Why'd you choose Vegas?

I'm in Edmonton right now, RE way to expensive considering this city is a shit hole and work has dried up.

Move somewhere that's not a shithile you retard

I see these threads all the time and I seriously will never understand living on an ocean coast asses to elbows with non whites and paying millions for a no land shack.

If you are self employed or a good investor why the fuck would you live there?

350,000$ in central/western Michigan gets you a 2500 sq ft 4 bed 3 bath house on 10 acres of wooded bliss, complete with fresh water springs and a pond and a 1k sq ft 3 bay metal barn/garage... not even joking.

Oh and top rated 98% white conservative value schools that actually teach math science english and the constitution as intended.

>tfw when sleeping in my car until I can buy a house
I hate roommates. I hate rent. The money soent on renting isn't worth it since I can't even build things ad do what I want with the property.
It's either going to be a house I enjoy in a nice part of town near a university, or my car.

How come I dont see anything like youre describing on any real estate sites? Show me an example.

redpill me on buying vs renting using passive income money

>31
>renting for 11 years
>no prospect of ever owning a home

I want to die bros

nvm I'm a fag there's lots of shit like that.
Fuck this gay earth

>Why'd you choose Vegas?

everything cheaper, better quality of life, less people, and people here are much more right-wing conservative (surprisingly), no state tax

its only 5 hours driving to LA if I need to visit friends or family, or a 1 hour flight

Also, it's not all casinos and strip clubs like people imagine, it's just in the tourist areas.

There's a lot of nature, parks, hiking. Everything isn't crowded with mud people like in LA. Sometimes I go with my gf to the movies and we are the only ones there. The guns laws are much more loose here also, if you are into that.

Attached: summerlin.jpg (2560x675, 549K)

Sleep in your car, save, buy something.

so here is one way of looking at this question

most rich people own their own home

most poor people rent

so, if you want to be rich, you're probably going to have to buy a home a some point

>tfw too retarded to know if a house is worth its price

I sometimes checked nice houses and saw one for nearly 2 millions but seemed overpriced despite being in front a big lake and a place to park your boat. But it only had 4 rooms and a small garden. How to not get scammed by these stupid boomers?

Just half assed browsing here are some (if you hodl up here you can get some crazy shit for 300k)

zillow.com/homedetails/2754-Wonderland-Dr-Wayland-MI-49348/74606185_zpid/

This one only comes with 1 acre because it has LAKE ACCESS which is top dog up here. Imagine having a scoth and a cuban just strolling on down to your pontoon to take a nice boat ride on a summer afternoon to meet up with other white conservative families to laugh about how stupid liberals are and let your kids make friends and form social networks with. Ridin walleye and shit.

Bought a house on the fringes of silicon valley 6 months ago. Decent area and schools and quiet....Essentially the last place you can buy and be reasonably close to commute to Google and Apple etc....last year house cost $600k in 6 months its now worth over $650k... median price in the city is over $800k..prices have risen 17 percent in the last year...city use to be full of mexicans but at these prices theyre getting priced out...little by little city is becoming gentrified.....5 years from almost all the poor people will be gone

>mfw

Thinking about getting a real estate license for side income. I personally enjoy scoping out houses right now. (I know my town/city pretty well just from nightwalking every day)

I already have a career, just think it'll be a nice hobby that makes me money. I think my focus will be on quality, putting customers before myself, and just overall being a good guy.

>tfw no spare 20 mil to freeze in property
just realized i need couple billions at least to live comfy

At least you're not in NYC where a decent one bedroom in a non crime riddled area is 500k

Pics?
A nice looking little house in the part of Salt Lake I want is like 400-500k and other people have said housing is retard expensive here for no good reason.

Looks really weird you're close to silicon valley and hardly more expensive than a good part of Utah.

>cold as fuck winters
>blazing hot summers
>closest city worth a shit is Detroit
Michigan was a mistake

Why not NJ, 30min to and hour commute to nyc

Properties like that are cheap for a reason.

This is unironically why I invest in crypto. I make a quarter million and still can't justify buying a reasonable house in the peninsula. Hoping to god the next bull run coincides with a slump in home prices...

With my luck it'll be the other way around, however (no bull run, huge surge in house prices)...

anywhere that gets touched by the lake shore effect is hell on earth, i don't care what anyone says

Crypto won't moon forever.
Some of us are riding crypto as best we can in order to house-up and get into normalfag life.

Think it might be like a year or two only to still make solid crypto gains.

Only 33% true user.

Winters suck, no way around it, it is a 3 month penance we pay to have 9 months of wonderful seasons. Spring blossoms and that first rain storm that brings the o3 smell instantly snaps you out of it, you are again alive. Comfy 60s and 70s blooming foilage all around by May, into a comfy summer with average highs in the low 80s, take a nice dip in the fresh water spring fed 60 degree lakes and rinse away any sweat. July 4th bangs full foilage giant oaks and maples, thick hard wood forest. Slowly ease into fall, back to the 60s, clear no humidity days in September and suddenly October is arriving, the absolute gem that really makes the winters worth it. The leafs change to vibrant red yellow orange, the constant smell of bonfires and harvested crops, the brisk 50 degree sweater weather as the leaves gently fall one by one like enormous orange snowflakes forming a vibrant ground layer. Once winter has come it is a nice break to have peace and quiet. Snow muffles all sound and creates a meditative quality when you walk out back to your 10 acres and the only thing you hear is the crunching snow beneath your boots. This is our shitskin repellent, we were evolved to be comfy in such settings so grab a stout beer and take a look around as you sip... you hear that? Tranquility.

BTW the nearest "big" city is Grand Rapids which is incredibly white and clean, Detoilet is a good 2-3 hours away. Stay west or stay north my friend.

from the front of my house...the fog from the beach is creeping over the mountains in the background...house you see in pic is probably $675k and rising quickly...3 bed 2 bath

yeah house is small but I can get to the airport or beach or go to work in the silicon valley...weather is good too

Attached: hh.jpg (4048x3036, 2.72M)

So close to your neighbors you can them snore. Why do you need to be closer than 30 min to anything, honestly? I assume most peoplr have jobs on here they can do from home with an internet connection or theyre self employed.

Fuck that sounds beautiful.

Once the NASDAQ gets involved we will be crushed by the big money. This doesn't mean losses for us though.

And will you buy the dip? No. The prices will go higher than they were. Obviously demand is given in cities and the population doesn't shrink.

So end of story, your landlord will own 25 in the upcoming time and you will still own nothing. Good job user

i could travel a longer distance and get more bang for the buck but i stay put mostly for convenience....walking distance to stores, starbucks, restaurants, and
costco walmart etc really close by

yea its small do wish i had more land

Don't worry. House prices are ATH and interest rates are rising. Its actually more profitable to rent and invest. Just wait for the housing crash in a few years and you'll be able to buy multiple homes with your crypto gainz.

who here /sydney/?

Attached: 1509697022396.jpg (1331x1380, 176K)

It solely depends on the risk you wanna take. Real estate wont lose 90% value in 2 weeks

I've got 40k saved up. I'm contemplating buying a downtown apartment as my first real estate purchase. In my state (CT) you can buy a swanky 1200 sq ft apartment downtown in the capital city for like 200k. I did the math out and could probably pay it off in 5 years. Could then rent it out.

What does Jow Forums think? I'm already renting downtown so I figure I may as well be building equity if I'm going to live downtown anyway.

I hear ya. We buy half cows (literally) and shove it in a large freezer in the garage, along with 300-400 lbs of venison I harvest every fall. Had to master the grill and french press for good coffee but once I got it down I had no need for city merchants. One trip every sunday to the grocery store.

No Homer sounds pretty good

We need numbers.
Current rent and utilities
Mortgage total
Mortgage interest
Home insurance
Property/other tax
Projected Utilities
Repairs/appliances
HOA fees

hey dumbfuck, I bought my 1900 sq foot American Craftsman home, which is exactly one mile from the central bus/train station and very near to downtown, in feb 2012 for $107,000. ffwd to 2 months ago when my neighbors sold their (identical to my) home for $258,000. That ended up being roughly $12k over their asking price because that is how hot shit is in my hood. Stay poor faggot, seriously, and homeless too, or dig the van life down by the river, or enjoy throwing away double my mortgage payment on rent you absolute fucking nitwit.

Love Grand Rapids, good clean based fun and so many pretty, happy midwest charm girls there ahhhhh

I know that feel user.
10 years ago I lived in a 36sqf room. It had fucking pvc foil instead of the window.
Now I own 5 apts and a huge house.
Don't gibe up.

google renatus or www.richdad.com or any other teach you shitheads for $$$$$ house-flipping organizations. They are driving prices along the Wasatch Front

lol, okay you rural retard. there's a reason your house is so cheap. I could buy your piece of shit cash today if I wanted to lmao.

You gotta get out of LA all together. Real estate in LA is like buying Bitcoin at the top. Overvalued piece of shit.

The NJ/NYC commute is a nightmare, no matter where you live in NJ.

>low rent, low crime slum
Post a single one on the planet.

FYI I know a Marketing Manager at FB who earns exactly $1,000,070 per year who lives in a comfy house in Pleasant Grove, UT and commutes to work in Cali 3x per week. He says lots of people do it. Don't believe me? Ask me his name...

>le mortgage maymay
I can already tell you're lying. Anyone actually buying a condo knows your mortgage ain't shit.

>mortgage
>property tax
>HOA fees
All 3 of these are summed up into what a renter pays.

I live less than 2 mi;es from the center of town, less than 3 from the State Capitol. Definitely not rural, although I'm 1/4 mile from a scenic waterway and .3 mile from the 2nd biggest open park in town. Try harder

Save up and wait until they die....

Attached: 1521871254172.png (412x410, 252K)

What the fuck? Commuting from Utah county to California?
I'm calling bullshit.

What's his name then?

Scott Bratsman

He lives in pleasant grove? Or you mean he has property in pleasant grove but lives and works in California.

Nevermind I'm retarded.
I still don't believe it though. That's ridiculous. How's it even possible?

I'm just south there in Orem and the thought of commuiting to California is just ludicrous.

He does it as often as he needs to, and he said there are people under him who do it daily. Apparently FB (AND OTHERS) recruited heavily in PG/Utah County after Lotus/WP/Novell etc fizzled. Silicon Slopes isn't a meme, there is a lot of talent which does not want to leave comfy MORMON existence for jaded drug-infused shitstain Cali "whatever dude" lifestyle

They want to raise children who drink the momo koolaid 100%. Hard to do when their commiefornia classmates are 25 different nationalities nationalities with all those other enticing beliefs, with such vibrant & colorful culture... you must know how insular and spendthrifty Mormons are, just do the math ffs

utah is gorgeous....sucks theyre all mormons though and worship Joseph.

No homers will never make it.

Not from Aussie land, but I've read about housing prices in Kangaroo land. $970k USD per house average. California is $500 USD per house. That's crazy.

61 years of net growth for AU, but y'all's coal's export profit is ~3% and becoming less.

Buy some land after the housing market collapses!

Dollar is losing purchasing power from year to year and you shitheads still think the housing market would be in a bubble? Lmao

>All 3 of these are summed up into what a renter pays.

Yep. My HOA is $165 a monthly, yea it's alot but i live in a gated complex with 24 hour security.

property tax is something like $1100 a year. You forgot to mention homeowners insurance, which i'm paying $277 a year for.

All in all, still a much better option than renting, any way you look at it.

>5 different exterior materials for cladding.
American """architecture""" was a mistake

why dont americans use proper materials for their homes instead of that ply wood nonsense?

these last a century

Attached: dsc_7069.jpg (1204x800, 187K)

I agree user. American homes look so shitty. All that carpet and fucking plywood walls and shit. I really don't get why someone would build a house like that...

Will the bubble ever pop? I want to buy a house goddammit.

Rising real housing costs and lower real wages makes me think we'll get too many bad mortgages again. USD is tanking, but even with inflation,

Yeah I'm very well aware of the mormons being so insular. Spendthrifty doesn't ring a bell though with all the money being thrown around here on expensive cars and shiny things to show off like iPhones and MacBooks.

Fuck okay I just looked up what spendthrifty actually meant.
Yeah you're dead on. Makes sense.

Attached: 1524188813727.png (500x375, 264K)

>I grew up in Los Angeles

And then you moved to Las Vegas and continue to vote for Democrats despite them running California into the ground because you're a fucking cuck? Right?

It could literally take decades, we are faced with buying homes as though they were cars now

>…but if your choices in life are influenced by laws you're a cuck
Wow, Jow Forumsiamabadass is leaking here.

Plenty of lumber here in the states + it's cheaper/faster to mass produce.
