You can get pretty sure that Ireland will demand a commitment on open border (per the Good Friday Agreement), something that May is notoriously ambivalent on because of her coalition partners in DUP which hate open border. Concerning Brexit, I somehow think that Britain actually leaving the UE is the least possible outcome. My bets are on one of those:
1. The deal is horrible, or these is no deal at all. A second referendum is hastly made, with no one but total hacks arguing for Brexit, so Brexit is defeated.
2. Brexit talks are extended, and again, and again. Until the matter becomes so protracted that everyone forgets about it. Then it's silently dropped with again nobody wanting to take responsibility to take the issue again.

If you think that at the heart of the Brexit vote was some faint notion of rational and economical self-interest then you are probably more out of touch with the British electorate than the average remain campaigner.

In reality the EU is in a difficult position, a no deal would lead to the loss of around like 1.2m jobs and 1.5% of growth, Merkel is in a very precarious coalition and wouldn't want to be seen by powerful German car manufacturers as cutting them off from "treasure island", the Italian government has a vested interest in Brexit succeeding so they can claim they can do the same, Macron is controversial within France and some sort of big victory would really help his image, none of those countries will want a no deal Brexit but are electing to play the waiting game and are rejecting British proposals and claiming they can't change their rules when they've done it over and over again in the past. A lot of the reporting that the UK is incompetent and unable to get anything done is in part a negotiation tactic designed to put pressure on the UK to accept a worse deal.
