Nowadays most people investing in real estate in foreign countrys usually does it to take advantage of airbnb. Getting managers/cleaners to handle airbnb'ing all your propertys because theres a ton of money in that.

Honestly it sounds like you don't know what you're asking about something way to vague, really go do some research. Don't come back until you have three pages of notes in your own words, we don't need to see those notes, but you need to do that research.

I desperately want to learn something useful, I spent the last two semesters in a calculus class that was completely useless, a finance class that covered NPV/Time value of money, and an accounting class that I feel will be useful but not 100% relevant.

If you are interested in resl estate financial modelling, breakingintowallstreet.com has a really great course, covering excel+financial modelling fundamentals, plus real estate modelling.
Also look at central europe for investment, much undervalued still and good yields. Poland, Czech, Hungary(esp. Budapest) also Serbia is on the rise. Safety is paramount, and you can still find a largely homogenous white population with traditional values in place, western quality life is present without the hassle of multicultural mayhem.
This will be very much valued in the near future. Look up Budapest, beautiful architecture, rich history, good people, great girls, food and spa culture.
