Does your mother qualify for government benefits? Does she have life insurance? If so, she might be able to get in a retirement home at a lower cost. Find a nice retirement community in your area, speak with your family's lawyer, he can run through the options and if you qualify and can afford it

Op, if you truly cannot take care of her, at least follow some of the good advice in this thread.

Talk to your mom about retirement communities. Let her know that you'd like to pursue your life, but that you want her to be safe. Give her some time and encourage her to be active in the meanwhile.

Work on decluttering the house with your mom if there is a lot. It'll help your mom move out with fewer items and for you, it'll be a long term cleaniep the house project.

See if she has any benefits such as social security that can be spent on retirement communities, look into those. Sell the house, set up some type of funding to ensure that she has ate least 5 years paid for in the community.

Do your mom and yourself a favor and treat her well. No matter how she was with you, how you are with her is liable to influence your interactions with others in the future.
