live in a smallish city with a population of about 150k, 3-4 bedroom homes are like 500k-600k, brand new condos are in the 220-300k range, not that bad. My mortgage is a bit over 1k/month and if I'd been renting instead I'd be paying like 800-1000/month anyway

OP, i also bought at 16k. Unlike you however, hardly ever check the price. I have a good job and have been continuing to stock up all year and slowly averaging my cost downwards. I never look at my phone at work except lunch time, sometimes I go days without even check my portfolio because it's not worth bothering until later this year anyway.
