buy now, your gain won't be that much with inflation if the crash takes a few years. I see it as Trump getting re elected, and fucking up sometime due to his temper and over confidence as it's bound to happen and that will cause the recession. If you buy now you can also enjoy it immediatly and even if you can't pay it fully, your job will tend to pay more over time and since it's stable, you should have no problem if paying for it is a small part of your wage. This is important as you wanna be prepared in case a crash does happen, if you take a long make it at most 50% of your paycheck, ideally 30%

Don't try to time the market. Time in the market > timing the market. A recession could easily happen within the next 3-5 years, but it's far from guaranteed. You're losing 2% to inflation ever year. If a recession doesn't happen for the next 5 years it's possible that you'd have missed out on 100%+ gains.

Home prices will never decline meaningfully anywhere within an hour of the oceans ever again. Two hours even. The flood of foreign money coming in will prevent that.
Interest rates will almost definitely never go lower again in your lifetime. Immigration changing demographics will see to that. Brown people love socialism, despite the fact that most of them are fleeing countries that implement it.
The most you are hoping for is to swoop in on foreclosed properties at auction, so if that's your master plan for waiting go for it. But otherwise, with your income, depending on your age and your area code and the stability of your job, there's really no good reason to postpone buying it, and a half dozen reasons to do it now.

Trumps "trade war" is just a way for both countries to raise revenues without raising taxes by the strictest definition of the word.
Trump isn't "letting" chinks spec the real estate market, they've had that right for decades now, they just have created enough millionaires now to exploit those permissive laws. Trump isn't actually a god emperor, he can't just pass a decree banning foreign real estate investment.. Nor would he want to, seeing as his company sells condos to rich foreigners .
