Yup, PMI required for conventional or FHA, with only 5% down. Still, the returns on a 5% down vs a 20% down are so much better, the PMI is worth it. It is hard on the early cash flow though.

Before you put any risk out there (investments, businesses, etc) get your own house in order. If you want to get out look at your spending and costs. What can you prune? Are you drinking or smoking you money away? What can you payoff? Are you in a high cost of living area? Do you need some education/training to level up your job/pay? Do you spend money “because you have it, or are you fine having 25k in the bank and you don’t have the urge to blow it?
It’s amazing how you can squeeze a few $100 out of your spending and see an overnight 5-8% “raise”.
Once you have your house in order then start down the path of breaking free.

I got a product idea in a niche of a niche market, I've spoken to interested parties, I found an experienced partner with connections in manufacturing and my target industry and still I'm kind of lost. I have like -$1000 and I'm too shy to talk to my potential customers because they're disabled and I feel like a creep for wanting to make money off them, but I see it working in other countries where the businesses are doing well and growing but I dont see it here so it seems like an open market to me.

file articles of formation with your state to create an LLC. fees vary with a high of 800$ in california to 0$ in wyoming. las egas has anonymous llc creation and no income tax but $500 llc fee. an LLC will keep you from getting your ass sued. open a pmb with ups and use that for your buisness address and open a bank account for your buisness. do this even if your buisness is not profitable because you can put your LLC on a resume and how long its been around for work experience. an easy buisness is buying a plastic 3d printer and printing items for people. there are other ideas and franchises you can buy as well
This guy is right. Just start by incorporating first, and you'll figure out the rest as you go. See if there is something you feel like you could try, and do it. Try many things. Some smart guy once said you can only connect the dots looking backwards anyways.
Basically make an empty business, and fill it with things that speak to you. It is not expensive to just try and see where it leads you. Start small and manageable, but put back ALL your profits into growing your business, and do this until it impresses you.
And don't forget that you can always hire people if something becomes too much for you to handle. A successful business is rarely a one person one, don't be afraid to hire. Even Upwork can get you some good colleagues.
