The place isn't that great but I'm planning to start getting work done on it and rent it out to nurses (I live in commute distance from a large hospital). I let 8 bedrooms across three houses in a nice part of England, mostly to students. Not sure what general advice to give, it's dead easy. Just advertise on Gumtree of spareroom, get a free contract (I like one by "the landlord association", I can email a copy if you leave a burner and I remember) and rake in the money. Deposits need to go into a deposit protection scheme, by law, but if you can get away with it then just whack it in crypto and hope they don't realise, lolz.

If you're renting to nurses like that you need to take into account HMO laws and read up on them.
It's better to rent it unfurnished to a family who plan on staying long term. No need to constantly pay for checks and references every few years, no need to replace damaged furnishings, no hassle.

Take them to your new place or sell them on if you don't want them.
Trust me, tenants are not going to be grateful that you've given them a bedside table but you will get plenty of calls at 3AM complaining that that bedside table has a wobbly leg or that they left their £1,000 MacBook on that wobbly table, it fell off and they expect you to replace it.
Replacing all of those appliances every few years due to wear and tear will majorly eat into your profits and isn't even tax deductible. Provide an oven, a fridge and maybe a bed frame/mattress but leave it at that.
Also, depending on your annual income, consider operating your rental property through a limited company. You'll have to pay stamp duty and legal costs to transfer the ownership of the property to the Company but the extra income will more than cover it within a few years

You are legally obligated to inform your mortgage provider if you plan on moving out of your residential property and renting it out. Your lender may consider you guilty of mortgage fraud and demand full payment of the mortgage immediately or they may repossess the property if you do not inform them.
If you only plan on letting your property in the short-term you can apply for Consent to Let from your mortgage provider if it is going to be a permanent arrangement however you will need to convert to a BTL mortgage.
Also consider joining either the National Landlord Association or the Residential Landlord Association. They offer a load of training courses and legal advice for about £70 a year
