Plenty of affordable land in the sticks. But the problem is you're probably looking for gas and electricity and water, which is only available in cottage/farm country and is thus expensive.
Unless you're retarded, it's very hard to fuck up an AR10 or AR15 build. The only reason AR10s can be finicky is because safety factor so the barrels usually have slightly smaller gas holes. No problem, just use a lil reamer and open it a bit and use an adjustable gas block, it's ok for your gun to be a little over gassed, you don't have to be like a autistic IPSC boi who's gun barely cycles to reduce his time by 0.2 nanoseconds. Otherwise just load your ammo a lil hotter or get 308 instead of 7.62x51. Unless you get gucci components, it should cost max 2k, especially with nigger friday coming up.

Specifically for handguns and revolvers: "1 Any cartridge that is capable of being discharged from a commonly available semi-automatic handgun or revolver and that is manufactured or assembled with a projectile that is designed, manufactured or altered so as to be capable of penetrating body armour, including KTW, THV and 5.7 x 28 mm P-90 cartridges."

Everything turns on the definition of "Valmet rifle" and the licensing of production (no, you don't have to buy the company to sublicense production). If I had enough money to go through with this, I'd also be able to afford the lawyers to give me a good enough argument for whatever I need.
The other option is to submit the "Valmet", and then sue the RCMP if they classify it as prohib. If it goes far enough in the court system we'd have a decent precedent on what constitutes a variant.

Look, there's no easy way around this. No matter what you do, even if you get your licence to have prohibs. Unless it's a grandfathered licence. You're gonna be stuck with paper weights you can rent to movies, sell to museums and collectors, make and test for some govt/official, but you're not going to be allowed to shoot it whenever you want. It's going to be registered to your company, and it's going to not be allowed to leave the door unless you get permission and then maybe you'll get allowance for a certain amount of test shooting. And that ignores the inspections to confirm that your a legitimate operation. This isn't a good way to get prohibs, this is a good way to piss money away.
