This is my setup, I affectionately refer to it as the bunker, I have set it up in the back of a business and premises I own.

I picked everything I have up second hand. The grey cable multi-station in the foreground I just bought on ebay from a school for $55. My total investment is around $1,000
Jelly of your space, especially your ceiling height because mine is too low to OHP.
My perfect gym is this: -A big ass high quality cage from Rogue (or similar). I've been considering getting a custom cage from one of their competitors that is two 4 foot sections with plate storage on the back; I reckon you could then set up pins for all your lifts and never need to touch them again, would be awesome. -Heavy adjustable incline/flat bench. -Olympic barbell and lots of calibrated steel plates, unless you're into oly shit, then go bumper. -Adjustable height cable crossover. You can use these for lat pull downs and shit too, so why bother with that big lunk in the middle of your gym? -Deadlift platform for under / infront of your cage.
Optional: -Cardio of your choice for that warmup/warmdown. I've heard rowers are ideal for this and considered saving for a Concept 2. Skipping rope suffices if you're on a budget. -Olympic dumbbell handles and bunch of extra 5kg or 10kg plates.
That tire is pretty cool. Last time I used a sledgehammer I threw out my back though, so not sure if I want one myself.

I'm a fan of the big Rogue crossfit racks, even though crossfitters are dickheads, I still need bumper plates, just can't find them for a good price.
I am going to butcher som eof my equipment into a cable cossover, I would love an adjustable one, but will settle for hi/lo, just need to get my new mig welder.

Spud Inc makes budget cable systems. You can get an upper and lower cable which can attach to any old rig for about $200 USD

I know that feel. Luckily I'm a 5'8 manlet and I'm just barely able to OHP in my basement gym, but I gotta take a wide stance with my feet all the way to the sides of the cage to do it.
Theoretically I could just take the barbell and plates outside and do OHP there, but ain't nobody got time for that.
